So what's the deal with home staging...do we need it? How much does it cost? Who can we trust not to chip our fresh coat of Benjamin Moore White Dove? As someone who has been working in the industry for over five years, I'd agree that the market is a maze. The expenses seem to rack up little by little. Another day without a sale can be thousands of dollars. Sellers find themselves trying to get the most bang for their buck, yet have to slash their prices when their listing isn't getting the hits they want.

The First Step: A Consultation.


There are two types of consultations we offer:

  • Pre-Listing Design Consultation

  • Occupied Consultation


Our Pre-Listing Design Consultation is for those who are getting ready to sell and want an expert opinion on paint swatches, home improvements, and key insight into what current buyers will be looking for.


Pre-Listing Design Consultation - What's Included:

  • Paint color palette choices

  • Selections for finishes (faucets, handles, pulls, etc.)

  • Floor replacement choices

  • Lighting

  • Any needed homeowner tasks


Our Occupied Consultation is for sellers who are looking to stay in their home while it is on the market, but want to spruce it up to raise its value.


Occupied Consultation - What's Included:

Recommendations for:

  • Landscape sprucing

  • Repainting

  • Needed repairs

  • Which items to remove/declutter

  • Cleaning

  • Furniture arrangement

  • New furnishings and decor.


Need a little more hands on help? Utilize our Touch-Up Service.  Following the list of recommendations, we'll roll up our sleeves and get to work depersonalizing, editing and staging the key areas of the home utilizing the homeowner's furniture, art and decor.  Take advantage of our shopping power as we select bedding and pillows on your behalf (which you keep!).  In many cases, rental of artwork and light decor are available to complete the look.  **some restrictions apply


If you aren't ready to commit to a complete stage yet, fret not! You can always receive a consultation and later decide to move forward with full services.


What does a full stage look like?



Believe it or not, there isn't just one type of stage. Each home is unique, every homeowner is different, and the services stagers provide have both of those factors in mind. These are the types of stages we deliver:


Occupied Touch-Up

  • Expert staging of key areas using the furniture, accessories, and artwork already within the home.

  • This is a good option if you aren't sold on a full stage, but want a stager to make your current decor more professional.

  • $495/half day, $850/full day.


Essentials Package - Vacant Staging

  • Streamlined designer-selected key furniture, art, and decor. This means we pick from our own inventory and bring it into your home for installation.

  • Ideal for modest homes with smaller rooms. Think 1-2 bedrooms, cozy cottages, or low-key ramblers.

  • Includes the following rooms: entry, living room, kitchen, dining room, and primary bedroom/bath.

  • 45-day rental period with option to renew.


Deluxe Package - Vacant Staging

  • Designer selected upgraded furniture, art, and decor.

  • Mid-range homes up to 3500 sq ft.

  • Clients seeking the "WOW" factor.

  • Includes all the Essential Package rooms. Additions might include a breakfast nook, family room, office, and guest bedrooms.

  • 45-day rental period with option to renew.


Premier Package - Vacant Staging

  • Designer-selected upgraded furniture, art, and decor.

  • Additional layer of decor for a "model home" feel.

  • Caters to homes over $1M and clients seeking a superior experience.

  • This package is a custom design for each home. Additions might include a theater, game room, or outdoor living space.

  • 60-day rental period with option to renew.
